All about technical inventory

 

The certified technical inventory specialists of our Property and land surveying service offer the following services:

 

  • Technical inventory for architectural and planning needs;

Technical inventory and surveying is performed in compliance with the relevant articles of the Cabinet Regulations No. 182 „On real estate object determination” adopted 20 March 2007, and with the guidelines approved by the Latvian Association of Technical Inventory Specialists.

 

Architectural and planning needs: technical inventory is made for buildings and constructions undergoing rebuilding, reconstruction, or any kind of modification of the existing planning. Any work of this type should be documented in accordance with the Construction Law. The resultant technical inventory file is not intended for the needs of the Cadastral Register.

 

When performing technical inventory for architectural needs, a certified inventory specialist should follow the following procedures:

  • the property under reconstruction, rebuilding, or prepared for rebuilding, is to be surveyed in compliance with the relevant articles of the Cabinet Regulations No. 182 „On real estate object determination” adopted 20 March 2007;
  • the results are to be converted into a technical drawing, which is prepared, subject to Customer’s choice, digitally (formats: dgn. or dwg.) or on paper; a Customer must also be provided with a floor plan(s) (size A4 irrespective of scale) signed by the certified inventory specialist, with his seal; the Customer must be warned that the technical inventory file is not intended for use by the State Cadastral Register (Cadastral Register) and therefore the file should be supplemented with the stamp „NOT FOR CADASTRAL REGISTER”.
  • upon request of a Customer, a certified inventory specialist should prepare a summary of the technical data of the building or construction in question in line with sections 2.1 and 2.5 of the guidelines. These data are to be certified – with signature and seal – by the certified inventory specialist and stamped „NOT FOR CADASTRAL REGISTER”.

 

Market value estimation: a summary of technical data, floor plans or plans for groups of premises, have to be prepared for buildings, constructions, groups of premises and related engineering structures.

 

When preparing a technical inventory file for market value estimation, the respective property must be surveyed in compliance with the relevant articles of the Cabinet Regulations No. 182 „On real estate object determination” adopted 20 March 2007. The results of the survey are to be reflected in the floor plan; floor space data are then calculated and indicated in the textual part of the inventory file.

 

Insurance: a detailed summary of technical data required for insurance purposes is compiled for buildings, constructions, or groups of premises; floor plans are prepared for floors and plans of groups of premises – for groups of premises.

Lease agreements: technical inventory is made for buildings, constructions, groups of premises, separate premises, parts of buildings and constructions, and for other objects depending on the items included in the lease agreement.
